Please have a concept in mind before contacting me. I will not take a 'do anything you want' commission.

I will only do a single floor build (the main floor). This is non-negotiable. If you would like a multi floor design that uses the basement etc, please find another designer.

The full design fee is due upfront, as well as the furnishing fee (unused gil will be returned).

Note that I will retain ownership of the design and may reuse it in the future.

Not every design in my gallery is available as a premade. Please contact me to ask.

If you want to use a design I have already created, I will provide a list of required furnishings and dyes. Once you have dropped the items in your house, I will come by to properly arrange everything.

There is no furnishing fee as you will provide all of the furnishings yourself.

Small adjustments such as colors or item replacements are free. Fees for more complex changes can be discussed.

There is no waitlist for premades.
